El desarrollo del “Modelo de Negocios para el Plan de Vivienda del Sector Macas – Azogues” nace de la necesidad de generar un estudio con enfoque financiero que demuestre si es factible construir un Plan Vivienda en Azogues. De manera sistemática, se capituló temas inherentes a la arquitectura, sin perder el hilo conductor administrativo financiero que es la razón de ser del proyecto que se divide en siete capítulos, en los que se realiza el diagnóstico del área de estudio, análisis del problema de investigación, los objetivos, estudio de mercado de la vivienda tipo, la oferta, la demanda y el estudio técnico. En el estudio económico y financiero se determina el costo de producción y gastos operativos y se concluye con la evaluación económica financiera y los riesgos e impactos, con lo que se demuestra que es una realidad latente la falta de oferta de soluciones habitacionales en Azogues y a que a partir de la evaluación económica financiera del proyecto e indicadores, el presente plan de vivienda es viable y sostenible, por lo que se recomienda que se desarrollen proyectos de soluciones habitacionales que aporten a cubrir el déficit habitacional en Azogues.
The development of the "Business Model for the Housing Plan of Macas - Azogues Sector" rises from the need to generate a study with a financial focus that demonstrates whether it is feasible to build a Housing Plan in Azogues. Systematically, topics inherent to architecture were capitulated, without losing the administrative and financial thread that is the reason of existence of the project that is divided into seven chapters, in which the diagnosis of the study area, analysis of the research problem, objectives, market study of housing type, supply, demand and technical studies, are analysed. The economic and financial study determines the cost of production and operating expenses and concludes with the financial economic evaluation and the risks and impacts, which shows that the lack of supply of housing solutions in Azogues is a latent reality, and based on the economic and financial evaluation of the project and indicators, this housing plan is viable and sustainable, so it is recommended to develop housing solutions projects that contribute to cover the housing deficit in Azogues.
