La investigación realizada corresponde, al desarrollo de un “Plan Estratégico para la venta de bienes raíces en la Urbanización “Los Corales” de la ciudad de Machala” en donde se proponen diferentes capítulos que permiten identificar estrategias que generen valor al negocio. Dentro del desarrollo del trabajo se identifica la estructura del negocio como tal, resumiéndola a través de un modelo Canvas. Además, se realiza un análisis del entorno, el mismo que corresponde a la ciudad de Machala, en donde se verifican agentes internos y externos que pueden afectar al negocio y su funcionamiento. Además, se exponen estrategias posteriores a la evaluación de los escenarios correspondientes, las mismas que sirven para agregar valor al negocio. Al final del trabajo, se expone el capítulo financiero, en donde se proyectan los resultados alcanzados con las estrategias, en 5 años. Los resultados demuestran que llevar estas acciones a cabo son factibles y representan una gran oportunidad para el negocio.
The present work aims on the development of a "Strategic Plan for the real state sales in “Urbanización Los Corales” of Machala" that has different chapters that helps to identify strategies that generate value to the business. The business structure within the work development is identified, summarizing it through a Canvas model. Also, an analysis of the environment is carried out, which corresponds to Machala, where both, internal and external agents can affect the business and its operation. In addition, post-evaluation strategies of the corresponding scenaries are exposed, which help to add value to the business. Finally, there is exposed the financial chapter that demostrated the results achieved with the strategies are projected, in 5 years. The results show that carrying out these actions is feasible and represents a great opportunity for the business.
