It all started with a dream of almost three decades ago, where the Eco. Joel Rodriguez Muriel contemplate in the development of a housing project that can be planned and executed by the Muriel Davila family. Today that dream is being developed by this business plan, all in addition to the creation of the Trust Royal Sapphire; it will be responsible for planning, organizing, directing and controlling the execution from the beginning to the end of the housing complex Royal Sapphire project, and it will be counted with the support of the Real Estate Dávila Cortez belonging to the project promoters, the Muriel Davila family. The project itself is located in the valley of Cumbayá- Canton Quito. It is a property located within the urbanization Catholic. It has an approximate area of 1,040 m2, where it will deploy seven housing units, that will beluxury departments, ranging from 90 m2 to 140 m2, has large green areas covered garden, solar heating systems, areas of terraced housing, whirlpool, grills and bbq area. The business plan presented has been developed through an analysis of supply and demand in the sector, as is currently the market behaves at the site and country level, all this because of the crisis which the country is undergoing. Further that, it is important to know which costs are appropriate for the project, what kind of marketing strategy is ideal for boosting the work, whether it will be viable or not, the commercial margin, the profits that the project reaches if it executed fully all deliverables of the work, and what are the legal issues to be taken into account, and implementation of project management. Finally, after making all this relevant study, we can conclude that the work is entirely favorable to the project promoters, and a great place for buyers housing.
Todo empezó con un sueño de hace casi tres décadas atrás, en donde el Eco. Joel Muriel Rodríguez contemplo en la elaboración de un proyecto de vivienda que pueda ser planificado y ejecutado por la familia Muriel Dávila, hoy por hoy ese ideal se está desarrollando mediante el presente plan de negocios, todo esto además con la creación del Fideicomiso Royal Zafiro, el mismo que se encargará de planificar, organizar, dirigir y controlar la ejecución desde el inicio hasta el cierre del proyecto Conjunto Habitacional Royal Zafiro, además de eso se contará con el apoyo de la Inmobiliaria Dávila Cortéz pertenecientes a los promotores del proyecto, la familia Muriel Dávila. El proyecto como tal se encuentra ubicado en la parroquia de Cumbayá del Cantón Quito, es un predio ubicado dentro de la Urbanización la Católica, posee un área aproximada de 1.040 m2, en donde se van a implantar 7 unidades de vivienda, en este caso departamentos de lujo, que van desde los 90 m2 hasta los 140 m2, posee amplias áreas verdes, cubiertas ajardinadas, sistemas de calentamiento solar, áreas de vivienda en diferentes niveles, hidromasaje, área de parrilladas y bbq. El plan de negocios que aquí se expone se ha desarrollado mediante un análisis de oferta y demanda del sector, como se comporta actualmente el mercado en el sitio y a nivel de país, todo esto a raíz de la crisis por la cual se está atravesando, además de eso, el ámbito inmobiliario que costos son los adecuados para el proyecto, que tipo de estrategia comercial es la ideal para impulsar la obra, si va a ser viable o no, que margen, rentabilidad y utilidades se va a disponer si se ejecutan a cabalidad todos los entregables de la obra, y también cuales son los aspectos legales que se va a tomar en cuenta y la implementación de gerencia del proyecto. Finalmente después de haber realizado todo este estudio pertinente podemos concluir que el proyecto es enteramente favorable para los promotores del proyecto, y un gran sitio de vivienda para sus compradores.
