Description

The present is the Business Plan of the Residential Development Project named PLAZA YOLY located in the sector Quito Tenis at North side of Quito. This plan consists of eight chapters, starting with de macroeconomic environment in which I try to locate the Real Estate Business inside the actual economical situation of our country and the region. In the second chapter presented a market study by analyzing supply and demand, culminating in the determination of the customer profile for this project. I give a description of the architectural concept, the benefits of design through an evaluation of spaces, common areas, green spaces and artwork showing the distribution of the departments. This chapter also presents a technical and engineering analysis finishing with the cost estimation. The core of this work is the financial study, which examines the schedule, costs and determine the margin of profitability, finally get to determine the cash flow. With this and the discount rate chosen proceed with the financial viability by calculating the Net Present Value and the Internal Return Rate of the Project with and without credit. Finally we proceeded to make the sensibility study and reference scenarios with NPV variation as reference. In the seventh chapter presented an analysis of the legal framework for the project where I consider the contract and municipal facts.
El presente plan de negocios del proyecto inmobiliario denominado PLAZA YOLY que se ubica en el sector del Quito tenis, al Norte de Quito. Este plan se compone de ocho capítulos, empezando por el entorno macroeconómico en el que trato de ubicar al negocio inmobiliario dentro de la coyuntura económica nacional y regional por la que atraviesa nuestro país. En el segundo capítulo se presenta un estudio de mercado mediante el análisis de la oferta y la demanda culminando con la determinación del perfil del cliente para este proyecto. Se realizo una descripción del concepto arquitectónico, las bondades del diseño mediante análisis y evaluación de espacios, áreas comunales, espacios verdes y material gráfico donde se muestra la distribución de los departamentos. En este capítulo también se presenta un análisis de los aspectos técnicos del proyecto y las ingenierías, terminando con el estudio de costos. La parte medular de este trabajo es el estudio financiero en el que se analiza el cronograma, los costos totales y se establece el margen de rentabilidad del proyecto. De acuerdo con el estudio de mercado establecemos la política de precios y de ventas para finalmente llegar a determinar el flujo de caja. Con esto y la tasa de descuento escogida procedemos con el análisis de viabilidad financiera mediante el cálculo del valor actualizado neto y la tasa interna de retorno del proyecto puro y con apalancamiento.
