Unique Tower is a real state Project to be developed through a private public alliance between the developer, ISSFA, who will be represented by its real state agency Inmosolución, and Christian Wiese Architects. The project will be located in the north area of Quito, in the surroundings of the Bicentenario Park and the intersection between Galo Plaza Lasso Avenue and Isaac Albeniz Avenue. The project consists in commercial area, departments, and offices which integrating them to the style of the city demonstrated in its unique architectural style that responds to an urban approach, integrating them to the spirit of the city by creating a n iconic building in which will start a new center of development of the city. The business plan displays to their stakeholders to determine the viability of the project through analysis in the macroeconomic environment, the localization of the project, the supply and demand, the architectural design, expenses and revenues, the financial analysis, the legal scheme, the management methodology, and the optimization of the project. Torre Unique es un proyecto inmobiliario a desarrollarse a través de una alianza pública privada entre su promotor ISSFA, que estará representada por su empresa inmobiliaria Inmosolución, y el estudio de Christian Wiese Arquitectos. El proyecto se localiza en el norte de la ciudad de Quito, en las inmediaciones del Parque Bicentenario sobre la intersección de las Av. Galo Plaza Lasso e Isaac Albeniz. El proyecto está conformado por locales comerciales que se integran a la ciudad, departamentos y oficinas, dispuestos en su diseño arquitectónico único que responde a un planteamiento urbano que se integra a la ciudad para crear una hito que dé inicio al nuevo centro de desarrollo de la ciudad, que se genera en la zona a partir de la salida del aeropuerto Mariscal Sucre. El Plan de negocios presenta a los interesados el punto de partida para determinar la viabilidad del proyecto mediante el análisis del entorno macroeconómico, localización del proyecto, la oferta y la demanda, el diseño arquitectónico, costos e ingresos del proyecto, el análisis financiero, el esquema legal, la metodología de gerencia y la optimización del proyecto. Los resultados obtenidos en el presente estudio permitirán desarrollar un proyecto que responda a las necesidades del mercado y que logre un importante posicionamiento respecto a las expectativas tanto de los promotores como de los clientes y así garantizar el éxito del proyecto.
