Description

This thesis study makes an integral investigation of the real estate of the project Toulouse. Furthermore, it analyzes all the parameters associated with the project in order to get a benefit in return to the promoters and fully satisfy of the applicant. To meet this objective the thesis has carried out a master plan, which includes widely dispersed but complementary aspects between them. These aspects facilitates project viewing in the next context on macroeconomic, market, architectural, technical, commercial, financial, legal and project management. This analysis provides valuable information to know in detail the real current situation of the project and can develop strategies to successfully complete the project. The business plan concludes the economic and financial viability of the project and detailed recommendations based on the project strengths and weaknesses. The recommendations will allow reaching the next: making decisions that reduce the risk of the investor, reach the proposed goals and meet customer expectations.
El presente estudio de tesis realiza una investigación íntegra del proyecto inmobiliario Toulouse. Además, analiza todos los parámetros inherentes al proyecto con el fin de que sea beneficioso en rentabilidad para el ofertante y satisfaga a cabalidad las necesidades del demandante. Con el fin de cumplir con este objetivo se ha llevado a cabo un plan maestro, el cual comprende aspectos muy dispersos pero complementarios entre ellos. Estos aspectos facilitan visualizar el proyecto en contexto macroeconómico, de mercado, arquitectónico, técnico, comercial, financiero, legal y de gerencia de proyectos. Este análisis proporciona información valiosa para conocer al detalle la situación real y actual del proyecto y permite generar estrategias para concluir con éxito el proyecto. El plan de negocios concluye la viabilidad económica y financiera del proyecto y detalla recomendaciones fundamentadas en las fortalezas y debilidades. Las recomendaciones permitirán llegar a lo siguiente: tomar decisiones que reduzcan el riesgo del inversionista, llegar a las metas propuestas y cumplir las expectativas del cliente.
