This paper is the is the Business Plan "Building ANKA Amazon" to be built in the province of Pastaza Puyo parish, Drivers Citadel neighborhood in Cuenca Cotopaxi and streets north of the city. The Amazon ANKA Building aims to be a real estate investment project that adds value to the company in less than one year. The project boundary will be defined by the funding possibilities, the surface of the acquired land and the rules and architectural designs based on market research. The project will be accepted if the calculation of the net present value of cash flows takes a positive value to the discount rate calculated by generating a return equal to or greater than 20% based on a sensitivity analysis of variations in costs and selling prices. The limitations of the project will be physical and economic; physical limitations are based on standards and technical aspects of IRM and economic constraints in terms of capital investment does not exceed the investment capacity of the company. The company has generated architectural design projects in the towns of Salcedo, Latacunga and Quito has done projects for excavations and earthworks in buildings and developments for major construction companies.
El presente trabajo es el Plan de Negocios del “Edificio Amazónico ANKA” que se construirá en la provincia de Pastaza, parroquia Puyo, barrio Ciudadela del Chofer, en las calles Cotopaxi y Cuenca al Norte de la ciudad. El Edificio Amazónico ANKA tiene como objetivo ser un proyecto de inversión inmobiliaria que aporte valor a la empresa en un período menor a un año. Las fronteras del proyecto serán definidas mediante las posibilidades de financiación, la superficie del suelo adquirido, las normas y diseños arquitectónicos en base al estudio de mercado. El proyecto será aceptado si al calcular el valor actualizado neto de los flujos de caja toma un valor positivo a la tasa de descuento calculada generando una rentabilidad igual o mayor al 20% en base a un análisis de sensibilidad en variaciones de costos y precios de venta. Las limitaciones del proyecto serán físicas y económicas; las limitaciones físicas están en función de las normas del IRM y aspectos técnicos y las limitaciones económicas en función de que la inversión de capital no sobrepase la capacidad de inversión de la empresa. La empresa ha generado proyectos de diseño arquitectónico en las ciudades de Salcedo, Latacunga y en Quito se ha realizado proyectos de excavaciones y movimientos de tierra en edificios y urbanizaciones para importantes empresas constructoras.
