Description

“La Toscana” is a housing project to be built in Latacunga city, the MKMarquitectos Company, comprising of 23 homes, planned for a medium high socioeconomic population. Through an analysis of the macroeconomic environment, supply and demand, location, architectural and financial component, the project's viability was determined. The architectural design is contemporary, tailored to the needs of the sector and focused on creating aesthetic and functional environments, both inside and outside. It has a cost $ 1, 872.500, and the sum of expected income is $ 2, 439.600, representing 30% of static utility. At the moment, the project is not viable because it is located in an area at risk of lahars in case of an eruption of the volcano Cotopaxi. It will not have affectation in three of the four scenarios presented in the volcano eruption process, but it is very risky to start the project at the present time because the uncertainty generated in the city of Latacunga, which has stopped sales of real estate projects in the city area.
La Toscana es un proyecto habitacional a construirse en la ciudad de Latacunga, por la Empresa MKMarquitectos, comprende 23 viviendas, planificadas para un segmento socioeconómico medio alto. A través de un análisis del entorno macroeconómico, oferta y demanda, localización, componente arquitectónico, y financiero se determinó la viabilidad del proyecto. El diseño arquitectónico es contemporáneo, adaptado a las necesidades del sector y enfocado a crear ambientes estéticos y funcionales tanto a nivel interior como en el exterior. Tiene un Costo de $1, 872,500, la suma de ingresos esperados es de $2, 439,600, lo que representa un 30% de utilidad estática. Al momento el proyecto no es viable por estar ubicado en una zona de riesgo de lahares en caso de una erupción del volcán Cotopaxi. No tendría afectación en tres de los cuatro escenarios presentados en el proceso eruptivo del volcán, sin embargo es muy riesgoso iniciar el proyecto al momento por la incertidumbre generada en la ciudad de Latacunga, lo que ha detenido las ventas de proyectos inmobiliarios en la ciudad
